Schluter Jolly in satin brass or matte black
Where large-format tile meets painted drywall, a Schluter Jolly profile removes the raw tile edge cleanly. Brass reads warm and custom; matte black reads architectural. Never leave a bullnose or a mitered tile edge on a modern home.
Wall-to-Wall

Reveal strip between materials
When two wall materials meet — wood panel to plaster, tile to painted wall, sage cabinetry to warm white — insert a slim polished metal reveal (Schluter Reno, or a shop-fabricated brass or copper channel). It absorbs movement and reads intentional.
Wall-to-Ceiling

Reveal instead of crown
Modern Utah homes replace crown molding with a 1/2-inch shadow-line reveal at the wall-to-ceiling junction. Cleaner, more expensive-looking, and prevents the paint-line issues crown creates over time.

Paint is the cheapest material on the project and the most-judged finish. Treat sampling seriously.

- ✓Sample paint on at least two walls (north + south light) and view at morning, midday, and evening.
- ✓Use the same brand and sheen across the whole home for consistent touch-up.
- ✓Spec eggshell on walls, satin on trim and doors, flat on ceilings.
- ✓Use one trim color, one wall color, one ceiling color across the entire main level.
- ✓Buy and store one extra gallon labeled with room + sheen for the next ten years of touch-up.
Avoid
- ✗Sampling from a paint chip held against a wall — false reading every time.
- ✗Mixing brands or sheen across the same room — touch-ups will flash forever.
- ✗Stark cool whites with warm wood floors — they fight under Utah light.
- ✗Accent walls in a primary room as a substitute for a real palette decision.
- ✗Flat sheen in bathrooms, mudrooms, or kid hallways — choose washable.
